Mérida UNO

Merida UNO is the first exercise of the micro investment scheme promoted by A-001 Taller de Arquitectura.
We realized that there were many people who were interested in investing in real estate, but decided not to do so due to the large amounts of money that are usually handled within this scheme, so micro investments offer the opportunity to invest in real estate with affordable amounts.
This investment scheme is characterized by smaller projects, usually for flipping type businesses (acquire existing buildings, remodel and sell) in areas of high resale speed to accelerate the return on investment.
The Mérida UNO project is a house in the city of Mérida, in an area with high profitability potential in the state of Yucatán, which was acquired with the plan to remodel it and then sell it with a 30% increase over the original value of the property.

One of the main challenges when intervening an old building is the existing structure, in this case the house to be remodeled had masonry and lime walls unable to support a second level by themselves, so for the extension we relied on a system of independent columns that respects the original construction.
The final architectural project has a master bedroom with dressing room, bathroom and terrace and two secondary bedrooms, one located on the first level and the other on the first floor, as well as a living room, open kitchen with dining room and view of the garden with pool.
For the palette of materials we opted for elements present in the site and representative of the context, such as the chukum walls and the pasta floor strategically placed to highlight specific areas of the project.
